Property Maintenance

The list of jobs you have been meaning to get someone reliable for.

40 years in the trade. Domestic and commercial, across the North East.

Why us

Why Tyne and Wear homeowners choose our maintenance

Small jobs taken seriously

Quoted, booked and turned up for, the same as a large one.

Cause found, not covered

We would rather fix the gutter than sell you a damp treatment for a problem the gutter is causing.

One number for the building

Roof, brickwork, timber, drainage and glazing all handled by the same firm.

maintenance we installed

What it is

Property Maintenance, built to last

Repairs, remedial work and planned maintenance for homeowners, landlords and commercial clients. This is the work most builders will not take because the jobs are small. We keep it on because it is how long relationships start, and because a problem caught early is a fraction of the cost of the same problem found in three years.

  • Roof, gutter and rainwater repairs
  • Brickwork and pointing repairs
  • Damp investigation and remedial work
  • Rotten timber, fascia and soffit replacement
  • Path, step and boundary wall repairs
  • Planned maintenance for landlords and commercial premises

Why small repairs are worth doing now

Almost every expensive building problem we are called to started as a cheap one. A slipped tile, a blocked gutter or a failed joint lets water in, and water is what turns a repair into a rebuild.

The cost curve on this is steep. Clearing a gutter is a morning's work; replacing the timber and plaster it has been soaking for four winters is not.

North East weather and older stock

Long wet spells and a lot of solid-wall property with no cavity and no damp course is a demanding combination. Rainwater goods and pointing are doing more work here than in a drier part of the country, and they are the two things most worth checking annually.

Looking after your maintenance

Once a year, after the leaves are down: look at the gutters, the pointing, and the ground level against the base of the walls. Those three checks catch most of what we get called out for.

How your maintenance job actually runs, start to finish.

  1. Free site visit

You show us round and tell us what you want. We measure up and talk through what it involves.

  2. Written quote

An estimated cost with the scope in plain English. Groundwork the job needs is priced in here, not later.

  3. The work

The work itself, done once and properly, with the cause fixed rather than the symptom covered.

  4. Handover

We walk it with you and write the snagging list together. Not signed off until that list is empty.

Common maintenance questions

Response during working hours, Monday to Saturday Call 07366 264 992

Yes, and we would rather you asked than assumed we would not. Small jobs are how most of our long-standing customers started, and it is far cheaper to fix something early than to rebuild it later.

Usually, and it is worth doing properly before anybody sells you a treatment. Most damp we are called to turns out to be a blocked gutter, failed pointing or ground levels piled up against the wall — not rising damp, which is diagnosed far more often than it actually occurs.

Regularly. We can work reactively, or set up planned maintenance so the predictable things get caught on a schedule rather than at the worst possible moment.
