Ponteland and the streets around Darras Hall are the largest domestic plots on our patch, and the work reflects it — two-storey extensions, replacement dwellings, garden rooms and full landscaping schemes rather than small alterations. Darras Hall carries covenants that control what can be built and how close to a boundary, which is worth establishing before an architect is paid. Ground is generally good, but the plot sizes mean drainage runs are long and want designing properly. On plots this size the groundworks are usually the largest single line in the quote, and the reason is drainage rather than foundations: the run from a new extension back to the existing connection can be thirty metres or more, and the falls have to be designed rather than assumed. We survey that before pricing, not after. Replacement dwellings need the same early thinking about access, because a large plot with a narrow entrance changes what plant can get on site and how the programme is sequenced.
