Yes. The covenant sits on top of ordinary planning control and is a separate permission entirely. We have seen schemes with planning consent that the covenant would not allow, which is why we establish what your particular plot permits before any design work starts.

It varies plot to plot across the estate, so there is no single answer — the deeds for your address are the answer, and they are worth reading before anything else.
Two-storey extensions, replacement dwellings and full landscaping across a large plot are the normal size of job for us here. John came up through main contractor work, so the sequencing and the documentation on a job this size is the part we are most comfortable with.
