Where new builds actually go wrong

Rarely in the brickwork. They go wrong in the ground — conditions that were not surveyed — and in the programme, where one trade waiting on another turns a fortnight's slip into a season's.

Both are managed by finding out early and sequencing honestly, which is unglamorous and is most of the job.

Building in the North East

Ground conditions are the regional variable that catches people out: former mine workings across the Durham and Northumberland coalfield, made ground on old industrial plots, and heavy clay in patches. A coal mining risk assessment is a routine part of the process across much of this area, and it is far better to know before the foundations are priced.

Looking after your new build

A new build wants very little for the first few years beyond gutters and drainage. Expect some shrinkage cracking as the structure dries out over the first heating season — that is normal, and it is dealt with at the end of the defects period rather than immediately.

Yes, and that is the usual arrangement. We will read the drawings properly before pricing and come back with any buildability points — it is far cheaper to resolve those on paper than in the ground.

Yes. Groundworks, drainage and the superstructure are all in-house, which removes the joint where new build programmes most often slip.

A new dwelling normally needs a structural warranty for mortgage purposes, and the provider inspects at set stages through the build. We build to those stage inspections and coordinate them alongside building control.
