The conservation designation controls the front elevation and anything visible from the street tightly, so rear extensions and loft conversions are the realistic route to more space. The sea decides the specification: salt attacks fixings and finishes, so stainless fixings and a mortar mixed for the exposure are not upgrades here, they are the reason work lasts. In practice that means specification decisions get made earlier here than inland. Powder coating grade, fixing metallurgy and mortar mix are all set by exposure rather than preference, and getting them wrong shows within a couple of winters rather than a couple of decades. On the conservation side, rear work is generally achievable while anything visible from the street needs consent, so we establish which category your job falls into before drawings.
