Newcastle is a city of solid-wall Victorian terrace, Tyneside flats and inter-war semis, and almost all of it shares the same shape: a narrow frontage, a long back plot and a yard that was designed for a coal house rather than a family. That is why the two jobs we do most in the city are rear extensions and loft conversions — the space is already on the plot, it just is not usable yet. Jesmond and Gosforth bring their own constraint, because much of both sits inside conservation areas where what you can do to the front elevation is tightly controlled and what you do at the back is far more open. Tyneside flats need their own conversation before anything is drawn, because ownership of the roof space and the yard is rarely as simple as it looks.

Often, but the ownership questions come first — who owns the yard, the roof space and the external walls is rarely as clear-cut as people expect, and it decides what is possible before any drawing does. We will work through that with you at the first visit.
Large parts of both are, which mainly affects the front elevation, windows and anything visible from the street. Rear extensions are usually far less restricted. We will confirm exactly which designation covers your address before you spend anything.
