Insulated, foundationed garden rooms for offices, gyms and studios — built on site, not delivered flat-packed. The difference between a garden room and an expensive shed is the base, the insulation and the way water is kept out of it. All three cost money and none of them show in a photograph.

Needs more attention to the floor build-up and ventilation than an office does.

Garden room or extension?

A garden room is cheaper per square metre, usually avoids planning, and does not disrupt the house while it is built. What it does not do is add a room to your home in the way an extension does, and it will not always be reflected in the valuation.

If you want somewhere separate to work, it is often the better answer. If you want the house to be bigger, it is not.

Why they work in North East gardens

Long plots are the norm across the region's terraces and semis, and the bottom of a long garden is usually dead space. The climate is the reason to spend on the fabric rather than the fit-out — a room that is cold and damp from November to March gets used for storage, which is an expensive shed.

Looking after your garden room

Clear the gutters, keep the ground clear around the base so air can move under and around it, and re-oil timber cladding every couple of years if you want to keep the colour — left alone, cedar silvers, which many people prefer anyway.

Usually not, if it is single storey, under 2.5 metres high where it is within two metres of a boundary, and not in front of the house. Conservation areas, listed buildings and any sleeping accommodation change that. We will check your specific plot rather than quote you the general rule.

Only if it is insulated and heated like a room rather than a shed. That means an insulated floor, walls and roof, a proper vapour control layer and glazing that is not throwing all the heat away. This is exactly where cheap garden rooms save their money.

Not always — screw piles are often better on a wet or sloping plot and do far less damage to the garden getting them in. What matters is that the base is engineered for the ground, not that it is a slab.
