Cleadon is village stock and later detached housing on large plots between Sunderland and South Shields, close enough to the coast that exposure still matters on the eastern side. The plot sizes make garden rooms, landscaping and two-storey extensions the common enquiries, and the older village core includes stone property where lime mortar is the right repair rather than cement. What the plot sizes really change is what is realistic rather than what is permitted: two-storey work, a proper garden room and a full landscaping scheme are all achievable here where a tighter site would force a choice between them.
