Most people know roughly what they want. This is the bit that decides cost and how long you are living in a building site.

Single storey rear

The most common job we do — kitchen-diner or family room across the back of the house. Usually permitted development.

Two storey and side return

More space upstairs as well as down. Needs more care on foundations and on matching the roofline.

Wrap-around

Rear and side combined. The biggest change to how a house works, and the one that most needs designing rather than just building.

Extend or move?

Once you add up stamp duty, agent fees, solicitors and the cost of moving itself, the sums are closer than most people expect — and you keep the street, the school and the neighbours you already chose.

Two things decide it, and both are checkable before you spend anything: what your street's ceiling price is, and what your plot can physically take. We measure the second at the site visit and put it in writing, so the decision is made on numbers rather than on a hunch.

Why it suits North East housing stock

A lot of the region's housing is solid-wall Victorian and Edwardian terrace, Tyneside flats and inter-war semis — deep plots, narrow frontages, and back yards that were never designed for how families live now. That plot shape is exactly what a rear or wrap-around extension is for, which is why it is the most common job we take on.

Looking after your extension

Almost none for the first decade beyond clearing gutters and keeping the drainage clear. What does need watching is the junction between old and new — check the mortar joint and any lead flashing every couple of years, because that is where movement between two structures shows up first.

Often not — a lot of single storey rear extensions fall under permitted development. But conservation areas, listed buildings and flats are treated differently, and much of the Tyne Valley and coastal Northumberland is covered. We check which applies to your address before quoting, so it is priced in from the start.

That is the part most people are worried about, and rightly. On older North East stock we source the closest brick or stone we can and match the mortar colour and joint profile, which is what actually makes a join disappear. On a solid stone property we will talk you through the realistic options first.

In most cases yes. We sequence the work so the house stays watertight and secure, dust-screen the opening before it is knocked through, and tell you in advance about the few days that will be genuinely disruptive.
